Skaneateles Real Estate - The Primary Update
Cute title, agreed? Today is the New York State Primary..... I am celebrating our getting here by writing this update. I will then go out to the Elbridge Fire Station and cast my vote - after noon, that is. When we first heard the date of the primary, one of the women with whom I play "Words with Friends" asked me about it. This was way back - maybe December. She lives in the Philippines, and we exchange comments as well as play our games. I told her we wouldn't be relevant...the candidates would most likely be chosen or obvious by that time. Little did I know...... I'll be up late tonight, I am sure. Her Presidential elections are in May, and she's supporting a candidate of the people, Grace Poe, who just recently was certified as able to run. She tells me the chances are slim, that corruption is rampant. (I do love Words with Friends!)
But on to Skaneateles, a gorgeous Village, Town and Lake. We are so lucky to live around it....Currently there are only 52 - count them! - single family homes listed as active in the Skaneateles area of the multiple listing service. Of these, 22 are in the Village and 6 (only) are considered waterfront. Prices range from $48,800 to 2.5M.
Twenty properties were listed since my last update in early March. Half were in the Village and half were in the Town. Looking more closely, 11 of the 20 were actually re-lists, homes that hadn't sold or were taken off for the winter and put back on with the good weather.
Twenty-eight homes are under contract now. Thirteen are newly contracted since the last update; five of these are in the Village.
Year-to-date we now have 31 closed properties, well on our way to another great year. Thirteen were closed within the past 5 weeks. The median list price was $276,000....and the house happened to be the lovely 24 State Street (my listing.)
So go vote today and know that your vote counts this time. Come home tonight, gather around the TV, and watch the results. They could very well determine the remaining course of this election.

Let's Go, Orange (Women), Let's Go!
Tonight it's the women's chance to play for the national title. Improbably, just like the men's run. But if you see them play, if you see the style of ball they play, you would understand how they got there. And why now, at the end of the very long season, they are the ones to challenge the UConn women.
The UConn women with their star, Breanna Stewart from North Syracuse. Really, you say if you're not from here. Like - how does that happen?
Five years ago Sports Illustrated had on its cover Breanna and Dajuan Coleman. (Forgive me if it wasn't SI - I think it was.) Two MacDonald's All-Americans from the Syracuse suburbs. Dajuan has another year, thanks to his knee injuries. He will be a senior player next year for the Orange men. Breanna graduates after winning three (at least) national titles. She'll spend her summer playing basketball in the Olympics, I am sure.
All-powerful, these UConn women. But they can be beaten. Their bench is short, one of their players broke her foot in the Sunday game, and Breanna herself seems to be reflecting on the end of her career. "Senior Day is always an odd time," said an announcer I am paraphrasing. "You never know how the player will react. Either a shining moment or an uncharacteristic bad one."
The SU women are a team. They complement each other... no one is a star...they have been together for years with Coach Q nattering in their ears that they can accomplish anything. Anything at all. Like beating UConn who has destroyed all competitors the last 73 games they've played. And they are fast, and have great players coming off the bench who could have started on other Division 1 teams. They can shoot and press and dodge....A different game than what you usually see in a women's game.
Tonight, starting at 8:30 we will see how it all works itself out. And if SU is behind by a dozen, or even 20 at some point...they know how to come back. I believe they will.
Oh - and why Syracuse and Breanna? It's the water, that pure Skaneateles Lake water they've all been drinking!

Way to Go, Orange Men!
Had to write this today, because you never know......
I liked the men's team right from the start, and then it was cemented at the Bahamas Tournament in November. These guys were so motivated, so willing to work and work with each other. It was fun to watch them develop, make their mistakes, and then come back strong. There seemed to be someone each game who picked it up when others were down.
Coach Hopkins took over for the 9 games of Boeheim's suspension. It didn't go very well.
The ACC conference games started during this time....and it continued to not go very well.
Tyler Roberson emerged as a star player with national attention. Boeheim responded by criticizing him and fans criticized Boeheim for criticizing Roberson so very publicly. It made little sense....the young man seemed gentle and quiet and simply went out on the court and took care of rebounds. It was almost magic - and magic is sometimes not always there.
NCAA Tournament time. Despite all of our bleak projections, Syracuse got in. At the last possible moment, in the last possible region. Drama erupted - "They don't belong there..."
And then the games....the Dayton revenge, the gift of Middle Tennessee State (courtesy of Michigan State), Gonzaga, then the miracle of the comeback win over Virginia.
All, I think, due to the character of the team. The individual players. On Syracuse.com today there's a photo of Michael Gbinije comforting a Virginia player. Tyler Lydon didn't really see the immensity of his blocks when interviewed. Tyler Roberson quietly has put everything aside and averages 12 rebounds per game through the tournament. And on the bench the guys go wild for their team...including Kaleb Joseph our point guard who suffered through a horrible year and has played little this year. He is as thrilled as anyone. Character.
Good luck guys! We do brackets every year, just a friendly little game. Only one person of our 22 believed in Syracuse and that it could go all the way..... Our grandson, Liam. "Out of the mouths of babes!"
So let's hope there is a new banner raised in the Dome for the 2016 Championship Team. And let's hope this time it doesn't show just three people (Boeheim, Gerry and Carmelo - where's Hakim!?) It should be everyone...the whole team, all the coaches.

Skaneateles Waterfront Lot
New listing! Hooray!
Just the facts:
100 feet of waterfront on Firelane 21B in the Town of Niles, Cayuga County
Price: a paltry $89,900 ML#S349323
I love those photos, looking through the trees. The views are spectacular. The Firelane is located about 10 miles down the lake on the west side, so you can look up the lake and see the lights of the Village at night. Look south and you see the quiet part, the cliffs on the other side with few lights.
I've listed and sold property on this particular Firelane for most of my real estate career, so I know it well. When I first started I knew quickly I would have to get in better shape in order to climb the stairs. These lots and the subsequent camps built on the lots are on a cliff. I hate to say this - kind of one of those real estate hahas - but this cliff isn't as high as some of the others. "A short cliff? Are you serious?" "Well," I would reply, "not as high..?"
The lot is wider than most of the others at 100 feet. The minimum at the time of subdivision was 75 feet of waterfront in order to build, so most met that basic requirement. For some reason this and the last one are wider, as is the first on the road.
It is a very easy to understand lot. No stairs, no septic system, no sheds or outbuildings. A house would set back 35 feet from the edge and there would be 15 feet setbacks on either side....plenty of room to build a very good-sized home. The land slopes, and most of the cottages on the road have walkout basements.
I like the location, second to the end. Not that there is a road that would bother anyone because it's at the far end of each lot. This lot is over 300 feet in depth. Just that I like being at the far end. Kids, dogs, general busy-ness.
I say "paltry" $89,900. It's still a goodly sum, but in the past 15 years I haven't seen a lot sold or listed even below $100,000 on that road. Think of it - spend $200,000 on building a cottage, put in a septic system and some stairs, and you will have a lakefront brand new home for under $350,000. With 100 feet of lakefront, even.
I'll talk about assessment another time....call and ask if you have questions. It's too long a story for here. I want you to go see this lot, imagine what you would build on it, look at all the other lovely homes on the road - each unique - and dream a bit. My sign is at the top of the Firelane - the lot is almost at the end. My Fiat made it down last week and has done so over the years without difficulty. Seasonal road, yes, but let's hope there's no more snow this year! Go see it - pictures really don't do it justice!

Skaneateles Real Estate - "It Must Be Spring" Update
Last week started out fairly normally. I was looking forward to Clover Road closing on Friday, people coming in to town to see houses, finishing off a sale from the week before....and then I opened up the hotsheet on Tuesday, I think it was. There were 32 single family homes suddenly listed! I had averaged 10 per day in the areas I watch for the past few months.
And the week took off from there....two listings "sold," four contracts were written...and I was tired by Sunday! This week is slower...more the fallout (inspections) from the storm. Not just me - everyone seemed to be flying! Such a great, great feeling!
Currently there are ONLY 46 active listings in the Skaneateles area of the multiple listing service. Of these, 15 are in the Village and 5 - ONLY - are considered waterfront. I cannot remember a lower number of homes...certainly not since I started blogging in 2007.
There were actually 8 "new" listings added in the past few weeks since my last update. Four were re-lists of homes that were on the market but didn't sell. Four were absolutely new, or at least hadn't seen the market in a few years.
There are 29 single family homes under contract, waiting at varying stages to be closed. Twelve are newly under contract: 3 in the Village and 2 waterfront, well over a million in listing price.
We have 18 closed sales so far this year. Not a stupendous number, but if all those under contract homes close soon it will boost the number. Mortgages are taking longer. We used to say "60 days" to close, but several companies are now using "75 days" to close. That means from the moment you write the offer to the day you receive the key at closing, if you finance especially, it may be two and a half months. Memorial Day, if you write an offer today.
My point? Buy now to be in by summer!

Oh, What a Night!
Last Wednesday the Skaneateles Chamber had an "after hours" event at the new Finger Lakes on Tap. It's located in the Creekside building and has taken the coffee house part of it. As Amber Spain from our office said, they replaced all the coffee images and decorations with those of beer. And they did a few other things, too.
One of those things was to put in over 60 taps for local beers. How wonderful!
The event gave us a chance to try several of the beers in small quantities. I love IPAs, but lately have been leaning towards lagers for some reason. I tried a black IPA that was great, and then something that was not. I honestly just left it there. I needed help - and the bartender/owner provided me with a couple samples that were perfect. One I wanted to remember was Cortland Industrial...heavy name for a full-flavored beer.
I like that they left the basic configuration. Taps downstairs with a few tables and the long bar, and then the upstairs loft for quiet talk. They serve food, not a huge selection but enough to be intriguing. The little bits we had were great. I will definitely be back - for lunch, for late afternoon talks....I am so glad they are there! It was a busy night...I drove back to Elbridge and met Bob so we could go to see Loren Barrigar and Mark Mazengarb at one of the churches in the Village. Loren is from there, and sometimes plays when he can get home from his travels. Mark is from New Zealand, and the two of them are an unlikely combination except for the fact that they are both incredible guitarists. I have never heard anything like them. We perched upstairs in the balcony and just enjoyed. They are stars in the music world, and here they were in lowly Elbridge, the ad for them being a small sign out in front of the brick church. It was homey and fun, but the sound....!
They played the next night at a CD release party....the audience paid to come and listen. We hadn't, only an offering was made to help the church.
I love the NEW TIMES photo - no one is "grinnin'" and Mark looks like a young Tom Smothers. But at least at the church, and I am sure wherever they play, the audience is smiling. If you can get to one of their shows, do!
